This part of CR NE is moving fast, even with rates above 7%

Rates are up. That part is real. Realtor.com reported mortgage rates climbed above 7% for the first time since January 2025. Nationally, Realtor.com says 20.8% of listings took a price cut in September, the highest share since October 2022. So yes, the broader market is feeling it.

But the Real Estate Data Aggregator tells a different story for part of this market. In ZIP 52402, the three months ending July 31, 2026, supply sat at just 0.5 months. The median home sold in 6 days. That is not a slow market.

The Real Estate Data Aggregator counted only 36 homes for sale in 52402 during that period. That is down 67.6% from the same months in 2025. Fewer choices for buyers, less competition for sellers who price right.

Nearly half of homes sold above asking. The Real Estate Data Aggregator put the average sale-to-list ratio at 100.3%, up 0.5 points from a year ago. And 62.3% of homes went under contract within two weeks of listing. That share is up 2.9 points from a year ago.

The median sale price in 52402 was $201,500, down 5.1% from the same period in 2025. So prices dipped a little here. But homes still sold fast and often above list. That tells me the dip is about what sold, not about demand falling apart.

Marion and Hiawatha: also moving, a little more breathing room

ZIP 52302 covers Marion. The Real Estate Data Aggregator counted 227 homes sold there in the three months ending July 31, 2026, up 0.9% from a year ago. The median sale price was $309,000, up 6.6%. Days on market: 11, which is 9 days shorter than a year ago.

In 52302, the Real Estate Data Aggregator shows 38.3% of homes sold above list, up 14.3 points from a year ago. Pending sales rose 15% year over year. Buyers are still active here.

ZIP 52233, which covers Hiawatha, tells a mixed story. The Real Estate Data Aggregator counted 49 homes sold, down 12.5% from a year ago. The median sale price was $344,990, up 6.1%. But the median days on market was 60 days, which is 10 days longer than a year ago. Not every home here sold fast.

Still, 44.9% of homes in 52233 sold above list price. That share jumped 25.3 points from a year ago. When homes are priced well, buyers are responding.

ZIP 52328, which covers Robins, had only 6 homes sold. Small sample, so read it carefully. The Real Estate Data Aggregator shows a median of 9 days on market and a 99.5% sale-to-list ratio. Supply sat at 3.1 months, the loosest of the four ZIPs.

The bigger picture, and what it means here

Nationally, the Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Month over month in July, they rose 0.3%. This market, especially 52402, is outpacing that in terms of speed even if the price picture is mixed.

Across all four ZIP codes together, the Real Estate Data Aggregator counted 490 homes sold and 514 pending sales in the three months ending July 31, 2026. More homes are going under contract than have closed. That pipeline is still full.

For buyers: speed still matters in 52402. Six days is not much time to think. Have your financing ready before you look.

For sellers: pricing right matters more than ever. Homes that hit the right number are still getting multiple offers and selling above list. Homes that miss are sitting, especially in 52233 where days on market stretched to 60.

  1. Rates are above 7% nationally, per Realtor.com.
  2. But in 52402, the Real Estate Data Aggregator shows 0.5 months of supply and a 6-day median market time through July 31, 2026. One part of this market is still moving very fast.
  3. The others are active but more varied.
