This part of CR NE is moving fast even with higher rates
You've probably heard rates are up. Realtor.com reported mortgage rates surged above 7% for the first time since January 2025. That's real, and it matters. But here's what's also real: the northeast Cedar Rapids market is not sitting still.
The Real Estate Data Aggregator counted 516 homes sold across CR NE, Marion, Hiawatha, and Robins in the three months ending August 31, 2026. That's a lot of movement. And 466 more were pending. Demand is still there.
ZIP 52402: the tightest market in the group
This is the number that changes what sellers should do. The Real Estate Data Aggregator put months of supply in ZIP 52402 at 0.6 months for the three months ending August 31, 2026. That's down 1.2 months from the same period in 2025. Less than one month of supply means buyers are competing.
The Real Estate Data Aggregator also showed that 63% of homes in ZIP 52402 went under contract within two weeks of listing. That's up 9.3 points from a year before. Nearly two out of three homes. Fast.
Six days on market. Homes selling for 100.5% of list on average. And 43.8% sold above list price, up 16 points from a year ago. That tells you what a well-priced, well-prepped home can still do here.
Marion and Hiawatha (ZIP 52302): more inventory, still moving
ZIP 52302 covers Marion and Hiawatha. The Real Estate Data Aggregator counted 252 homes sold there in the three months ending August 31, 2026. That's up 16.1% from the same period in 2025. Sales volume is actually growing.
Median days on market dropped 13 days from a year ago, landing at 8 days. And 55.6% of homes went under contract within two weeks. The Real Estate Data Aggregator put months of supply at 1.4 months, down 0.5 from last year.
Robins (ZIP 52328): slower pace, still selling
ZIP 52328 is a smaller market. The Real Estate Data Aggregator counted just 7 homes sold in the three months ending August 31, 2026. With only 9 homes for sale and 3.9 months of supply, this one reads differently. Fewer sales means each home carries more weight individually.
Still, 50% of homes went under contract within two weeks. And the median sale price was $377,500. The sale-to-list ratio came in at 98.7%, so sellers are getting close to what they ask. Just note: with 7 sales, one home can move these numbers a lot.
Hiawatha area (ZIP 52233): prices up big, but slower days on market
ZIP 52233 had the biggest price jump. The Real Estate Data Aggregator showed a median sale price of $360,000, up 12.5% from the same period in 2025. That's real growth.
The honest part: median days on market was 70 days, 2 days longer than a year ago. So this ZIP moves slower. But 55.1% of homes still sold above list price, up 40.5 points from last year. The right home, priced right, is still getting multiple offers.
How these ZIPs compare side by side
What the national picture says
Nationally, things look different. Realtor.com reported that price cuts hit 20.8% of listings in September 2026, the highest share since October 2022. Active listings topped 1.16 million homes nationally. And CNBC reported Fannie Mae's forecast puts the 30-year fixed rate at 7.4% in the fourth quarter of 2026.
That national softness is not showing up the same way here. The Real Estate Data Aggregator shows 52402 with 40 homes for sale, down 68.5% from a year ago. Fewer listings, faster sales. That's a local story, not a national one.
- Rates are above 7% and the national market has more sellers than buyers.
- But the three months ending August 31, 2026 showed CR NE with 0.6 months of supply, 6-day median days on market, and 63% of homes going under contract in two weeks.
- For sellers, prep and price still matter a lot.
- For buyers, we need to be ready before the right home shows up.
One more thing: these numbers cover whole ZIP codes. One street can read very differently from the ZIP around it. If your home is in this area, I can tell you what the numbers look like right around you.
