The median sale price in 52302 rose 6.6% to $309,000, per the Real Estate Data Aggregator. And 56.1% of homes went under contract within two weeks, up 7.5 points from a year ago. That is strong. Just not 52402 strong.
ZIP 52233, which covers Hiawatha, tells a different story. The Real Estate Data Aggregator shows a median of 60 days on market there, 10 days longer than last year. Only 49 homes sold, down 12.5%. Just 29.6% of homes went under contract within two weeks. There is more time to make a decision here.
ZIP 52328, covering Robins, had only 6 homes sold in the period, per the Real Estate Data Aggregator. With that few sales, the numbers can swing a lot from one quarter to the next. Months of supply was 3.1, the highest in this market.

Rates are adding pressure nationally
This is all happening while mortgage rates are climbing. Realtor.com reported rates crossed back above 7% for the first time since January 2025. CNBC reported the average contract rate on 30-year fixed loans hit 7.30% last week, and Mortgage News Daily put it at 7.58% on Tuesday.
Nationally, Realtor.com reported that 20.8% of listings took a price cut in September, the highest share since October 2022. Active listings topped 1.16 million homes nationally. That pressure is real. But local supply in most of these ZIPs is still very tight, which is a different situation than the national picture.
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026, and 0.3% from June to July on a seasonally adjusted basis. That is modest growth at the national level.
