Most Cedar Rapids Homes Sold at Full Price in 4 Days
A lot of sellers come in expecting the same deal. Price it, get full ask, close fast. And honestly? For most of Cedar Rapids and Marion, that is exactly what happened. I pulled every listing through October 2, 2026, and the typical home sold in 4 days at 100% of what it first asked. That is the real number. But it is not the whole story.
Under $350K, the market is as strong as it looks
Homes priced under $200K sold in 4 days at 100% of what they first asked. The $200K to $250K range was even faster, 3 days, also at full price. Homes from $250K to $350K matched that, 4 days, 100% of first ask. Those sellers got exactly what they hoped for.
Three-bedroom homes were the fastest of all. The typical 3-bed sold in 3 days at full price. Older homes, built before 1970, sold in just 2 days. Homes built in the 1990s also moved in 2 days, and not one of them gave up without a sale.
Cash buyers and loan buyers moved at nearly the same pace, 4.5 days for cash and 5 days for loans, and both groups paid 100% of what the home first asked. Speed was not the edge cash gave buyers here. Seventy of the 125 homes that sold went under contract in the first week, with a typical sold price of $239,900 and a typical 2 days on the market. When a home finds a buyer that fast, it almost always finds one at full price.
The market under $350K is genuinely as strong as sellers hope it is. If your home fits there, the data says you will not wait long.
Above $350K, the expectation and the reality split apart
Once a home is priced above $350K, things change. Only 33.3% of homes in that range sold at or over their asking price. Compare that to 70.6% for homes between $150K and $250K. That is a real gap, and it shows up in the days-to-sell numbers too.
Homes priced $350K to $500K took a typical 9 days to sell and closed at 98.2% of what they first asked. Homes at $500K and up took 17 days and closed at 96.7% of first ask. That means the typical seller in that range gave up more than 3 cents on every dollar they first asked.
The give-up numbers back this up. Of homes priced $350K to $500K, 27.8% came off the market with no sale at all. That is more than 1 in 4. At $500K and up, 15% gave up. Under $350K, those numbers are tiny, 2.6% to 6.5%.
The typical first asking price of homes that gave up was $427,000. The typical first asking price of homes that sold was $239,900. That $187,100 gap tells you where the risk sits.
- Price it where the buyers are. The typical sold price was $240,000, and homes near that number moved in days at full ask.
- Above $350K, build in room. Buyers at that level negotiate, and 27.8% of $350K to $500K homes never sold at all.
- Do not wait on a price drop. Of the 197 homes for sale right now, 31.5% have already cut their price, with a typical cut of $10,000.
What this means for you right now

Above that, you have more leverage than most buyers realize. Nationally, the 30-year fixed mortgage averaged 7.03% as of September 24, 2026, up from 6.95% the week before, according to the Freddie Mac Primary Mortgage Market Survey. That is up from 6.30% a year ago. Factor that into what you can offer, because the monthly payment difference is real.
