Cedar Rapids NE is moving fast even with rates above 7%
You've probably heard rates are high right now. Realtor.com reported mortgage rates surged above 7% for the first time since January 2025. Nationally, pending home sales dropped 7.3% from August, according to CNBC. That's the headline. Here's what's actually happening in your backyard.
Cedar Rapids NE (52402): almost no inventory left
The Real Estate Data Aggregator counted just 40 homes for sale in ZIP 52402 for the three months ending August 31, 2026. That's down 68.5% from the same period in 2025. Fewer homes for sale means buyers are competing hard for what's there.
Six weeks of supply is tight. Less than one month is a different level entirely. The Real Estate Data Aggregator put months of supply at 0.6 in 52402, down 1.2 months from a year before. Homes are not sitting.
Nearly 44% of homes in 52402 sold above list price. The Real Estate Data Aggregator shows that share jumped 16 points from a year ago. And 63% of homes went under contract within two weeks of listing. Buyers, that means we need a clean offer ready before we walk in the door.
Marion (52302): more homes, still moving quickly
Marion has a little more breathing room. The Real Estate Data Aggregator counted 113 homes for sale in ZIP 52302 for the three months ending August 31, 2026, down 16.9% from 2025. Supply sits at 1.4 months, also down.
Marion sold 252 homes in those three months, up 16.1% from a year ago. The median was 8 days on market, 13 days faster than 2025. Prices are up a modest 1.4%. This one is steady and active, not frantic.
Hiawatha (52233): prices up sharply, but homes take longer
Hiawatha is a different story. The Real Estate Data Aggregator put the median sale price at $360,000 in ZIP 52233 for the three months ending August 31, 2026, up 12.5% from 2025. That's the strongest price growth in this market.
But the median days on market was 70 days, 2 days longer than a year ago. Not every home sold fast here. The good news: 55.1% sold above list price, up 40.5 points from 2025. The homes that were priced and presented well did very well.
Robins (52328): small sample, more patience needed
Robins is a small market. The Real Estate Data Aggregator counted just 7 homes sold in ZIP 52328 for the three months ending August 31, 2026. With only 7 sales, one outlier can move every number. Take these figures as a general read, not a firm rule.
At 3.9 months of supply, Robins has the most inventory of any ZIP in this group. Sellers here have less leverage than in Cedar Rapids NE or Marion. Pricing needs to be sharp.

What the national picture adds
Nationally, the Federal Housing Finance Agency reported U.S. house prices rose 2.4% from August 2025 to August 2026. Cedar Rapids NE at 7.4% and Hiawatha at 12.5% are running well ahead of that pace.
Realtor.com reported that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. That's not what we're seeing in 52402 or 52302. But it's a reminder that price matters everywhere, including here.
CNBC reported the average 30-year fixed rate at 7.37% as of October 28, 2026. That's real pressure on buyers' budgets. Yet the Real Estate Data Aggregator shows 63% of Cedar Rapids NE homes still went under contract within two weeks. Local demand is holding.
- Rates above 7% are real.
- But Cedar Rapids NE had 0.6 months of supply and a 6-day median market time through August 31, 2026. Marion is active and steady.
- Hiawatha's prices are climbing fast, though some homes took longer to sell.

- If your home is ready and priced right, this area is still working for sellers.
