Cedar Rapids NE is moving fast, even with high national mortgage costs
You asked what is really happening out here. Here it is, straight. Redfin reported the U.S. mortgage rate at 7.24% for the four weeks ending November 1, 2026. That is a real headwind nationally. But the Real Estate Data Aggregator counted just 0.6 months of supply in ZIP 52402 for the three months ending August 31, 2026. That is almost no inventory. Buyers are still competing, rate or no rate.
The number that changes what you should do
Six months of supply is a balanced market. The Real Estate Data Aggregator showed 0.6 months in ZIP 52402. That is not balanced. That is a sellers' market, even with rates near 7%. For sellers, prep and pricing still matter because buyers will pass on anything that feels off. For buyers, we need to be ready before we start looking.
How fast homes are moving: ZIP 52402 vs. the rest
| 52402 CR NE | 52302 Marion | 52233 Hiawatha | 52328 Robins | |

| Median sale price | $217,000 | $299,000 | $360,000 | $377,500 |
| Median days on market | 6 | 8 | 70 | 16 |
| Months of supply | 0.6 | 1.4 | 1.5 | 3.9 |
| Sold above list price | 43.8% | 35.7% | 55.1% | 14.3% |
| Under contract within 2 weeks | 63% | 55.6% | 28.3% | 50% |
ZIP 52402 is the tightest spot in this market. The Real Estate Data Aggregator counted a median of 6 days on market there. That is 3 days shorter than the same period in 2025. And 63% of homes went under contract within two weeks of listing, up 9.3 points from a year ago. That pace is real.
Prices are up in CR NE, and so is competition
The Real Estate Data Aggregator showed the median sale price in ZIP 52402 at $217,000 for the three months ending August 31, 2026. That is up 7.4% from the same period in 2025. Nearly 44 in 100 homes sold above list price. That share jumped 16 points in one year. The Federal Housing Finance Agency reported U.S. home prices rose just 2.4% over the same stretch nationally. This market is outpacing the country.
Marion is busy too, and inventory is shrinking
Marion sold more homes while listing fewer of them. The Real Estate Data Aggregator counted 252 homes sold in ZIP 52302, up 16.1% from 2025. At the same time, homes for sale dropped 16.9%. More buyers, less to choose from. That is why the median days on market fell to 8 days, down 13 days from the year before. Marion is moving.
Hiawatha: the highest share selling above list
That 55.1% figure from the Real Estate Data Aggregator is striking. It is up 40.5 points from the same period in 2025. More than half of Hiawatha homes sold for more than the seller asked. The catch: median days on market there was 70 days, up 2 days from last year. Not every home moved fast. Pricing still has to be right.
Robins: a different pace, more room to negotiate
Robins reads differently. The Real Estate Data Aggregator showed 3.9 months of supply in ZIP 52328 for the three months ending August 31, 2026. Sellers there averaged 98.7% of list price, meaning small discounts were common. Only 14.3% sold above list. If you are buying in Robins, you have more time and a little more leverage.
The national picture: rates are high, but this market is not the national market
Redfin reported the U.S. mortgage rate at 7.24% for the four weeks ending November 1, 2026. Realtor.com noted rates peaked at 7.40% in mid-October 2026. Nationally, Realtor.com reported pending sales fell 10.5% year over year in October 2026, the steepest drop since October 2023. The Real Estate Data Aggregator showed our market held up. The four ZIPs together had 516 homes sold and 466 pending sales in the three months ending August 31, 2026. Buyers here are still moving.

The Real Estate Data Aggregator showed 63% of ZIP 52402 homes went under contract within two weeks. That leaves little room to think it over.
